We are a fast-growing value-add multifamily real estate family office based in Beverly Hills, seeking a dynamic and entrepreneurial Asset Manager. As our first in-house asset manager, you will play a pivotal role in overseeing the asset management strategy for each asset, from acquisition through ownership and, in certain instances, disposition. This opportunity provides a unique environment to focus on strategic initiatives and high-value activities, working closely with the company principal and small team to optimize our portfolio in southern California. Responsibilities:

Property Management:

  • Manage and collaborate with property managers, providing oversight and guidance to ensure operational excellence.
  • Identify opportunities to add value beyond property manager recommendations, optimizing asset performance.
  • Handle one-off issues as they arise, utilizing your sound judgment and creativity to find effective solutions.
  • Oversee leasing agents and the leasing process to maximize occupancy and rental revenue.
  • Review property management financials, identifying discrepancies and areas for improvement.
  • Lead the rental increase process, coordinating with unlawful detainer attorneys and overseeing relocations.
  • Ensure the CPA has necessary financials and information for tax filing purposes.
  • Collaborate with architects and drafters to facilitate accessory dwelling units (ADUs) and value engineering.

Renovation:

  • Oversee contractors to ensure cost-effective renovations without cost overruns.
  • Manage a running list of contractors and subcontractors for efficient project execution.
  • Actively negotiate rates and optimize tradeoffs among cost, duration, and quality.
  • Work towards bringing maintenance in-house for long-term efficiency.

Acquisition:

  • Coordinate with inspectors, property managers, architects, and others during the acquisition process.
  • Oversee due diligence, assessing information and identifying risks and blind spots.
  • Prepare lender materials and manage the lender process.
  • Create underwriting and analysis sheets based on subject property metrics and potential upside.

Lending:

  • Regularly liaise with acquisition and refinance lenders to secure optimal lending terms.
  • Develop and maintain necessary lending materials for successful transactions.

Qualifications:

  • 5-10 years of experience in property management or hands-on asset management.
  • Proven experience overseeing and negotiating with contractors, project managers, and subcontractors.
  • A quick learner with sound judgment, capable of providing outside-the-box solutions.
  • Self-starter with a strong work ethic and the ability to prioritize tasks effectively.
  • Ability to review and audit property management company's financial statements.
  • Familiarity with reading plans and working with architects is a plus.
  • Strong attention to detail and solid people skills.
