Overview: Pacific Executive Search has been engaged on a search for a Director of Commercial Operations in West LA. You would have the opportunity to take on new responsibilities by managing a 9 million square feet commercial portfolio across multiple properties and tenants. This role offers a mix of in-office work with travel to properties in San Diego, Sacramento, Los Angeles, and New Mexico, providing a balance between location and remote work. Description:
**Responsibilities**

  • Oversee the management of a 9 million square feet commercial portfolio consisting of around 40 properties (office, retail & industrial) and 700 tenants.
  • Supervise a team of 75 property managers and maintenance staff.
  • Establish and uphold a strong employee relations and training program.
  • Ensure compliance with Standard Operating Procedures by all company employees to support long-term corporate goals.
  • Develop cross-functional SOP’s impacting various departments such as Accounting, Construction & Leasing.
  • Provide guidance to Property Managers and property support staff to ensure efficient operations and consistent property NOI.
  • Lead commercial property managers in maintaining infrastructure, systems, and processes to enhance asset performance.
  • Manage annual P&L, budget process, and financial performance for each property.
  • Enforce strategic goals for building maintenance, customer service, and vendor pricing programs.
  • Lead national vendor contract RFP process and procurement.
  • Implement programs, policies, and procedures to promote service excellence throughout the commercial division.
  • Oversee CAM Reconciliation/CAM estimates process.
  • Review and approve annual operating budgets.
  • Conduct internal audits to ensure consistency in real estate technical, financial, accounting, OSHA, and soft skills delivery.
  • Collaborate with Controller and CFO to ensure DSCR compliance and lender inspection requirements.
  • Perform routine operational audits and manage property general liability insurance claims.
  • Implement risk assessment strategies based on quarterly claims history reviews.
  • Identify financial/operational risks and provide recommendations for improvement.
  • Lead due diligence and onboarding of new acquisitions, including lease entries and vendor contracts review.
  • Visit properties to ensure curb appeal and company standards are maintained.
  • Handle escalated tenant issues beyond the property level.
  • Work with Director of Construction on CapEx projects and TI Allowance Reimbursement requests.
  • Collaborate with General Counsel on all UD matters.
  • Oversee AR Collections process for the portfolio.

**Qualifications**

  • Bachelor’s degree in related field; MBA preferred.
  • Minimum of 8 years of managerial experience.
  • Experience in property and project management oversight.
  • Proficiency in CAM reconciliation, budgeting, and property reporting.
  • Demonstrated ability to set, monitor, and achieve quarterly and annual goals.
  • Excellent communication skills (verbal and written) with active listening abilities.
  • Strong organizational and multitasking skills to handle multiple demands and priorities effectively.
  • High accountability, work ethic, and enthusiasm for teamwork.
  • Willingness to travel to local properties.
