Description:

Responsibilities

  • Oversee third-party management firms and collaborate with joint venture partners and stakeholders to implement the property’s business strategy.
  • Analyze monthly operating and income statements to monitor property performance against budget and market benchmarks, taking necessary actions to address discrepancies.
  • Prepare and revise the annual business plan and quarterly/monthly performance reports for each property.
  • Manage cash flow and profitability for each asset in the portfolio, identifying opportunities for value enhancement.
  • Regularly update cash flow projections and conduct hold/sell analyses to refine refinancing and exit strategies.
  • Work with the team during the budgeting process to review and approve budgets and annual business plans.
  • Assist senior staff in executing exit strategies and managing the disposition process, including broker selection, negotiations with buyers and lenders, and transaction closings.
  • Conduct ad hoc portfolio and asset-level analyses and reporting as required.
  • Process funding requests and distributions, along with related documentation as needed.
  • Collaborate with the acquisitions team on underwriting new acquisitions, providing market updates and assessing underwriting assumptions.
  • Deliver regular financial updates, market research, and ad hoc reports to the team and executives as necessary.
  • Support due diligence for new acquisitions by reviewing third-party reports and other relevant documentation.
  • Assist expatriate employees and headquarters staff in understanding the U.S. real estate market and business practices.
  • Facilitate the internal approval process for acquisitions, asset management, and dispositions by preparing necessary documentation.
  • Exercise discretion and independent judgment in carrying out responsibilities, managing tasks with minimal supervision.
  • Take ownership of assigned duties, driving projects from initiation to completion while ensuring accuracy and alignment with strategic goals.
  • Mentor junior team members by providing strategic guidance and constructive feedback to support their integration and performance.
  • Continuously assess and enhance operational processes for improved efficiency and effectiveness.
  • Perform special projects and other miscellaneous duties as assigned by management.
  • Maintain high ethical standards and integrity in all professional interactions.
  • Communicate recurring issues and operational challenges to management promptly and with a solution-oriented approach.
  • Ensure effective communication with management, office staff, and external contacts.
  • Handle additional administrative tasks as required.
  • Adhere to all company policies and procedures.
  • Maintain a clean and safe working environment.

Qualifications

  • Bachelor’s degree in Real Estate, Finance, Business, Economics, Accounting, Math, or a related field, or an equivalent combination of education and experience.
  • At least 4 years of experience in asset management, acquisitions, real estate finance, or property management; multi-family experience is highly preferred.
  • Experience in an institutional environment and working with joint venture partners, lenders, and property managers is strongly preferred.
  • Proficiency in reviewing financial statements, Joint Venture Agreements, Loan Agreements, and Property Management Agreements is preferred.
  • Background in investment operations, including middle office, back office, or compliance, is advantageous.
  • Strong analytical skills with a high level of proficiency in Microsoft Excel, including the ability to model a waterfall.
  • Effective written and verbal communication skills, with the ability to synthesize information clearly.
  • Critical thinking and analytical abilities to proactively anticipate the needs of others.
  • Self-motivated with the ability to multitask, prioritize, and manage individual projects and workstreams.
  • Certification or licenses are not required for this position.
