Responsibilities
- Collaborate with the Asset Management team, Property Accountant, and Construction Management to ensure accurate financial oversight.
- Review and analyze monthly property financial statements, including Income Statements and Balance Sheets, to provide actionable insights.
- Manage lender requirements for financial reporting and covenant testing, ensuring compliance and accuracy.
- Compile CAPEX draw packages and reconcile them with job cost reports to maintain financial integrity.
- Track and analyze property reserve account balances and perform reserve escrow analysis to optimize financial performance.
- Monitor investor capital accounts, including contributions and distributions, in alignment with various capital structures.
- Support quarterly investor reporting, property valuation calculations, budgeting, forecasting, and annual tax preparation.
- Assist with interim and year-end audits, contributing to a seamless financial review process.
Qualifications
- Must-Have:
- 3-4 years of accounting experience, preferably in real estate property or fund management.
- Proficiency in financial statement analysis and reporting.
- Strong understanding of CAPEX processes and reserve account management.
- Experience with investor reporting and property valuation calculations.
- Familiarity with accounting software and ERPs such as SAP or NetSuite.
- Nice-to-Have:
- Knowledge of ASC-742 and revenue recognition principles.
- Experience in budgeting and forecasting processes.
- Ability to manage ad hoc projects and contribute to team initiatives.
