Responsibilities
- Oversee full-cycle accounting for assigned commercial properties, ensuring accuracy in general ledger management, journal entries, and accounts payable/receivable.
- Lead month-end close activities, reviewing and reconciling property general ledgers to guarantee timely and precise financial reporting.
- Prepare annual Common Area Maintenance (CAM) reconciliations for retail tenants, aligning with lease terms and recovery processes.
- Support the annual budgeting and mid-year reforecasting processes for property operating expenses and capital expenditures.
- Assist in tax and audit preparation by compiling necessary documentation and coordinating with external CPA firms.
- Collaborate with property management and corporate accounting to conduct variance analysis and reinforce financial controls.
- Identify and implement process improvements to enhance efficiency and strengthen controls within property accounting operations.
Qualifications
- Must-Have: Bachelor’s degree in Accounting, Finance, or a related field; 5+ years of experience in real estate property accounting or a strong general accounting background; proficiency in full GL accounting and month-end close processes.
- Must-Have: Experience with property-level accounting systems (Yardi and/or MRI preferred); strong analytical skills and attention to detail; excellent Excel skills.
- Must-Have: Ability to thrive in a fast-paced environment and manage multiple properties effectively; strong verbal and written communication skills.
- Nice-to-Have: CPA certification; experience with budget forecasting and tenant CAM/recoveries; familiarity with ERP systems.
- Nice-to-Have: Willingness to engage with a diverse team and occasionally interact with properties in Hawaii.
